The site lies to the east of Junction 45 of the M1 and the east of Skelton Lake. The extent of the application site boundary is indicated in red on the plan to the right. The site measures approximately 30 hectares and comprises former agricultural and grazing land in addition to areas of shrubland.
The land benefiting from the existing permission is located immediately to the north, and this is bound by the M1 motorway and Pontefract Lane/Knowsthorpe Lane. Immediately to the east of the site is the former Biffa Landfill site and to the west is Skelton Lake. In addition, planning permission was been granted for the construction of a motorway service area (MSA) on land immediately to the north west of the application site on behalf of Extra MSA Group.
In terms of the wider area, the Temple Newsam Estate is located 2km to the north of the site, while Rothwell and Woodlesford is located approximately 1.25km away to the south and Swillington approximately 1.65km to the east.
The Leeds City Region Enterprise Zone is located to the west of the M1 motorway, where a new transport interchange Park and Ride was recently opened by Leeds City Coucnil on the Gateway 45 manufacturing, distribution and employment development.
In addition, planning permission has been granted for a motorway service station on land located immediately to the west of the application site.
